City tycoon Dr. Sudhir Ruparelia has emerged as the leading favourite in the race for the Best Business Landlord of the Year 2025, one of the most competitive categories in the upcoming KACITA Quality Awards slated for December 5th at Grand Imperial Hotel, Kampala. 

The KACITA Quality Awards, held under the theme “Championing Excellence in Business and Trade for a Sustainable Economy,” celebrate institutions and individuals who have demonstrated exceptional professionalism, innovation, and customer satisfaction in Uganda’s business ecosystem. This year, the spotlight is firmly on the business landlord category, where Sudhir stands out among a formidable list of nominees. 

Sudhir’s dominance comes as no surprise. As one of Uganda’s largest real estate developers, he has built a reputation for providing well-maintained commercial spaces, responsive property management, and exceptional landlord-tenant relations. His properties from high-end malls to corporate office spaces—are known for safety, cleanliness, and efficiency, qualities that many business owners say create an enabling environment for growth. 

He is competing against other influential landlords including Mansour Matovu (Yanga), Godfrey Kirumira, Hamis Kiggundu, John Bosco Muwonge, Christine Nabukeera, Agnes Babirye, Drake Lubega, Stuart Mabirizi, Kitandwe Tom, Mutaasa Kafeero, and Gaster Ntake. However, business owners who have interacted with the Ruparelia Group’s real estate arm argue that Sudhir’s consistency, fairness, and long-term investment in improving Kampala’s commercial infrastructure give him a clear edge. 

The award aims to honour landlords who go beyond collecting rent, instead fostering positive business environments, upholding tenant rights, and contributing to a thriving commercial community. With Kampala’s business landscape becoming increasingly competitive, recognition of quality and professionalism is more important than ever. 

As voting continues, stakeholders say Sudhir’s track record puts him in a strong position to clinch the 2025 award further cementing his role as a key driver in shaping Uganda’s business and trade environment.
